Tenant repair emails in. Work order out, contractor texted.
Tenants keep emailing you about leaks and broken heaters, with photos, the way they do now. FixRelay turns each one into a work order with the address, the problem and the photos, texts the right contractor, and keeps track until the job is done.
Not another property management system. FixRelay only does "repair request to dispatched job", next to the software you already use.
Today, someone in your office does this for every repair
Read and decode
Open the email, work out which property and unit it is, and what is actually broken from "the thing under the sink".
Create the work order
Copy it into your software or spreadsheet, download the photos and attach them.
Find a contractor
Decide who handles it, then text or call until someone says yes.
Chase and update
Ask the contractor when, tell the tenant, then follow up again to find out if it is fixed.
Fifteen minutes per request, and a busy week can bring dozens. Most of it is copying and texting.
With FixRelay
Tenants report the way they already do
Keep your maintenance email address, or forward it to us. No tenant portal or app to roll out. Photos and phone videos attached to the email come along.
It writes the work order
Property, unit, the problem in one line, the trade, the urgency and the photos. It matches the sender to your tenant list, and anything unclear waits for you.
It texts the contractor and tracks the job
Your preferred contractor for that trade and property gets a text with the details and a photo link. They reply YES, a time, or DONE with a photo. No app for them either. You and the tenant see every status change.
Try it with a sample tenant email
Fictional tenants, properties and contractors. Nothing is read, uploaded or sent.

Emergency words like leak, flood, no heat, gas or sparks skip the queue: you get a text and an email at once, and the on-call contractor is texted. The tenant is told to call 911 for anything dangerous.
The sender is not on your tenant list and the email names no address or unit, so no work order was created and no contractor was texted. It waits in your review list. One click sends the tenant a short reply asking for their address, unit and a photo.

What FixRelay doesn't do
It does one thing: gets each repair request from the tenant's email to a contractor who has said yes.
- It is not property management software: no rent, leases, accounting or tenant screening
- It never approves spending or pays a contractor: you set the rules and keep the final say
- It is not an emergency line: tenants are always told to call 911 for fire, gas or danger
- It never invents an address or a unit: if it is not sure, a person checks first

Questions
Who is it for?
Small property management companies in the United States managing roughly 100 to 500 residential units, where one or two people handle maintenance requests by email and text.
Do my tenants need to download an app or use a portal?
No. They keep emailing your maintenance address, with photos, the way they do now. You can forward that address to us or point it at us directly.
Do contractors need an app?
No. Contractors get a normal text message with the address, the problem and a link to the photos. They reply YES or NO, a time, or DONE with a photo, and the work order updates itself.
Does it replace AppFolio, Buildium or my property software?
No. FixRelay only handles the step from repair request to dispatched job. Many maintenance modules expect tenants to log in to a portal; FixRelay works from the emails they actually send. You can export work orders to CSV. Tell us which software you use on the waitlist form so we connect to it first.
How is it different from Property Meld or the maintenance module in my software?
Those tools ask tenants to submit requests through a portal or app, and dedicated maintenance software usually costs $2 or more per unit. FixRelay starts from the emails and photos tenants already send, texts contractors without asking them to install anything, and costs $1 per unit.
How does it choose the contractor?
You set a preferred contractor per trade (plumbing, electrical, HVAC, appliances, general) and per property if you want, plus a backup. If the first one says no or does not reply within the time you set, the backup is texted.
What about emergencies?
Requests that mention things like flooding, a leak through the ceiling, no heat, gas, sparks or a lockout are flagged as emergencies: you get a text and an email right away and your on-call contractor is texted. The tenant's automatic reply tells them to call 911 for fire, gas or anything dangerous. It is not a replacement for an emergency line.
What if it gets the address or the problem wrong?
Each sender is matched against your tenant list and each address against your properties. If the sender is unknown, the unit is missing or the request is unclear, nothing is sent to a contractor: it waits in your review list with the original email and photos. You can edit any work order before or after it goes out.
Is tenant data kept private?
Emails and photos are used only to create and track your work orders, are encrypted in transit and at rest, and are not used to train AI models. Contractors see only what they need for the job. See our security page for details.
How much does it cost?
$1 per unit per month, with a minimum of $100 a month, for unlimited repair requests, contractor texts included. Free 14-day trial.
